Ownership

Ownership of real estate in Costa Rica by foreigners is fully guaranteed by the constitution. In addition, foreigners enjoy the same ownership rights as Cost Rican citizens. You may register property in your name, or in the name of a corporation. Holding property in the name of a corporation is common practice both among foreigners and Costa Rican nationals.

Taxes

Property taxes throughout Costa Rica are very low when compared to Canada and the United States. An assessment can be given for the property you intend to purchase. A nice incentive for foreign investment is that in Costa Rica there is no capital gains tax (as long as the buying and selling of land is not undertaken as a means of permanent business).

Buying Land - Three Easy Steps

  1. At Costa Rica Land Sales we pre-select properties to ensure that your purchase can be fully secured. Through our attorneys, we assure that the property is free of all liens, encumbrances and mortgages. We check to see that all taxes on the property have been paid to date. Also, we ask to see an Official Registry Survey of the property. If one has not been completed, we ensure that it is properly done before the final sale of the property. Title insurance through Stewart Title can also be provided at minimal cost.
  2. Once you have decided on the property you wish to purchase we request a signed purchase agreement and deposit, which is held in escrow until the closing. In most instances a 10% deposit is made and escrow closes in 30 days.
  3. After the closing, your property is titled in the National Registry. If you choose one of our recommended lawyers, this process usually takes about one month.
